The useful calendar in this climate is not a list of when tasks happen. It is a list of when decisions close.

The working season for exterior work is short. Contractor capacity fills before the weather turns. And several conditions worth assessing are only visible for a few weeks a year. Deciding in June about exterior work often means discovering the season has already been allocated.

The tasks matter. But the deadlines that actually govern your year are decision deadlines, and organizing around them changes what you do in February.

Why a decision calendar beats a task calendar here

Three constraints do the work.

The exterior season is compressed. Ground conditions, temperature ranges for materials, and daylight all narrow the period in which exterior work can be done properly. That is true in much of the country and more true here.

Capacity closes before the season does. Good exterior contractors are booking ahead of the work. The practical deadline for getting on a schedule arrives well before the practical deadline for doing the work, and the gap between those two is where plans die.

Some evidence is only visible briefly. How water moves across your property during snowmelt is observable for a short window and then gone until next year. A yard that looks fine in July was not necessarily fine in April.

A task calendar tells you to clean the gutters in October. A decision calendar tells you that by March you need to have decided whether the exterior work is happening this year, because by May the answer will have been decided for you.

Late winter: the year gets decided

This is the most underused period on the calendar, and the most valuable.

What closes. The realistic window to get on a schedule for early-season exterior work. Anything that needs design or scoping before it can be quoted needs to start now.

What to observe. This is the only time of year you can watch how your house behaves under snow and cold. Where does ice form at the roof edge, and on which elevations. Where does meltwater run during a thaw. Which rooms are noticeably colder. Where is there condensation on windows. Any of these is information you cannot collect in August.

What to decide. Whether exterior work happens this year, and which projects. Whether anything from the winter observations needs a specialist before you can plan around it.

This is also a reasonable period for radon testing, which is generally done under closed-house conditions and is a periodic action rather than a recurring chore. The Minnesota Department of Health reports that more than two in five Minnesota homes have radon levels above the 4 picocuries per liter action level set by the EPA and MDH, while only a small fraction of homes are tested annually. Testing and any mitigation are specialist work, and the reason it belongs on a decision calendar rather than a task list is that the result either changes your plan or it does not.

Ice dams are a sequencing problem, not a roof problem

This is the local insight most worth acting on, and it changes what you schedule and in what order.

University of Minnesota Extension explains the mechanism clearly. Ice dams form when roof surface temperatures are not uniform: snow on the warmer upper portion of the roof melts, the water runs down to a portion of the roof below freezing, and it refreezes into a ridge that traps the water behind it. That trapped water finds openings and gets into the attic, and from there into ceilings and walls.

The heat causing the nonuniform temperature comes from inside the house. Extension is specific that heat loss by air leakage, through ceiling penetrations like light fixtures, is in many homes the major mode of heat transfer that leads to ice dams. Their long-term recommendation is ordered: first make the ceiling airtight so warm, moist air cannot flow into the attic, then consider increasing ceiling or roof insulation to reduce conduction. They also state plainly that mechanical attic ventilation is not a recommended solution to ice dams in Minnesota, because it can create other moisture problems and undesirable negative pressure in the home.

Here is the planning consequence.

If you have an ice dam problem and a roof approaching replacement, those are not two separate projects on two separate timelines. The attic air sealing and insulation work should be planned together with the roofing decision, because a new roof over an unresolved heat loss problem is a new roof with the same problem underneath it.

Extension makes the same point about repairs: interior repair should be done together with correcting the heat loss that created the ice dam, or the damage will occur again.

That single sentence reorders a year. It moves a weatherization assessment from “someday” to “before the roofing conversation,” and it turns what looked like a roofing quote into a sequencing question. Extension notes that weatherization contractors are the professionals who address this heat transfer problem, typically using a blower door test and sometimes an infrared camera to find where the ceiling is leaking.

One caution from the same source, worth repeating because it is counterintuitive: removing snow from the roof and successfully stopping the melting both increase the snow load the roof carries, since the snow no longer melts away. A home built to current code should be designed for expected snow loads, and questions about a specific roof’s structure belong to a professional engineer.

Spring: document while the evidence exists

What closes. Scheduling for early and mid-season exterior work, if it has not closed already.

What to observe. This is the documentation window, and it is short.

Snowmelt makes the behavior of your property visible in a way nothing else does. Where does water pool. How long does it stay. Which direction does the ground actually slope near the foundation, as opposed to how it looks. Where do downspouts discharge, and where does that water go after it lands. How is the sump behaving compared to last year. Is there any moisture at the base of a wall that was not there before.

Photograph it. Date the photographs. Note the conditions.

By July the yard looks fine and the evidence is gone, and next April you will be trying to remember whether that corner was worse this year than last.

The same standing water gets read three different ways depending on who is looking. A lawn service sees drainage affecting turf. An inspector sees moisture risk at the foundation. A landscape contractor sees a grading opportunity. All three readings can be correct, and the reason to document it yourself is so that whoever eventually evaluates it is looking at conditions rather than at a description from memory.

That does not mean every wet area requires major drainage construction. It means the evidence should be captured while it exists, then evaluated in the context of the house, the grounds, and what else you are planning.

What to decide. Whether the spring observations change the year’s priorities. They sometimes do, and it is better to find that out in April than in September.

Summer: execution, and the decision window for fall

What closes. Capacity for late-season exterior work. This is the point people miss most often, because summer feels like the season with room in it.

What to observe. How the house performs under heat and humidity. Cooling performance by room, which is the summer equivalent of the winter cold-room observation. Any exterior surface that is failing faster on one elevation, which is usually the one taking the most sun.

What to decide. Anything that needs to happen before the ground and weather close. If a project is going to require a specialist assessment first, that assessment needs to be requested now rather than after the observation that prompts it.

Fall: the closing window

What closes. Nearly everything exterior, and it closes faster than the weather suggests. Ground conditions, material temperature requirements, and daylight all move ahead of the first hard freeze.

What to observe. The last practical look at exterior conditions before snow cover. Roof edge, gutters and where they discharge, grade at the foundation, and any surface that will spend the winter holding moisture.

What to decide. Anything left undecided is now a next-year decision. Saying that out loud in October is better than carrying it as an open item through the winter, which is how items become part of a backlog you have stopped seeing.

Heating season preparation belongs here, including carbon monoxide alarms. Minnesota requires an approved and operational carbon monoxide alarm within ten feet of every room lawfully used for sleeping, and the statute prohibits removing the batteries from or otherwise disabling a required alarm.

Winter: nothing executes, everything can be decided

What closes. Little, which is exactly what makes it useful.

What to observe. What the house only tells you when it is cold. Comfort differences between rooms. Condensation patterns. Ice behavior at the roof edge. How the heating system is actually performing rather than how it performed at last service.

What to decide. This is the right period to build or review the multiyear plan, because nothing can be executed and everything can be considered. There is no pressure from an open window in the calendar, no contractor waiting on an answer, and a full year of observations sitting behind you.

Winter planning is also what makes late-winter scheduling possible. The two are the same activity, six weeks apart.

What this calendar deliberately leaves out

A list of tasks by month.

Those lists exist everywhere and they are mostly interchangeable, because a generic task list cannot know what systems your house has or what condition they are in. What belongs on your schedule comes from testing each task against its purpose, and why the annual items disappear is a separate problem with a separate fix.

What a calendar can usefully contribute here, and what a generic list cannot, is the timing structure. That is the part that is genuinely local.

What changes this

  • No exterior work planned. The decision windows matter far less, and the calendar collapses to observation and routine care.
  • Selling within the year. The horizon shortens and the sequencing question changes shape.
  • A newer home under warranty. Warranty timelines create their own deadlines that may override seasonal ones.
  • A pending specialist assessment. Everything downstream waits, and the decision window that matters is the one for requesting the assessment rather than the one for scheduling the work.
