You stop relitigating the same decision
The question of what to do about the basement, or the windows, or the roof gets answered once, with a reason attached, instead of resurfacing every few months.
We turn the maintenance, repairs, providers, and projects competing for your attention into clear priorities for now, this year, and later. It’s the foundation for everything else, and it can stand on its own.
Purchase the Home Plan on its own for $795 one time. Annual Home Plan updates are $595.
The plan is not a list of everything wrong with your home. It’s the shorter, harder answer: what to do first, what can safely wait, and what you can stop thinking about entirely.
The question of what to do about the basement, or the windows, or the roof gets answered once, with a reason attached, instead of resurfacing every few months.
When a provider tells you something is urgent, you have an independent view of whether it is, and where it sits against everything else the property needs. You should not need trade expertise to ask a good question about your own home.
Sequencing matters. Knowing the panel comes before the kitchen lighting, or that the grading should precede the patio, prevents work you would otherwise pay to redo.
The research, the second opinions, the mental tally of unfinished things. That work still happens. It just stops happening in your head at eleven at night.
We look across the whole property, then connect what the home needs with how you live in it, what you want to change, how long you expect to stay, and what the budget allows this year. The result is a short answer to a question that usually has none: what should happen first.
Visible maintenance, developing concerns, major systems, recurring care, and known deferred work.
Comfort, function, design, lower maintenance, future sale plans, and long-term ownership goals.
A clear sequence that accounts for urgency, dependencies, timing, and the risk of avoidable rework.
Broad budget context and timing, so the next dollar goes toward the work that earns it rather than the concern that got loudest.
See what’s coming up, why it matters, what has already been done, and who owns the next step. As your home and goals change, the history stays connected instead of disappearing into drawers, inboxes, and memory.
We walk the property with you, review the records and known concerns, then turn them into clear priorities and next steps.
Model details, installation dates, condition notes, and expected service-life ranges stay attached to each major system.
Documents, receipts, provider contacts, invoices, photos, and service notes stay with the property.
Seasonal care, recurring service intervals, inspection windows, and warranty deadlines have a place before they become urgent.
Ideas and projects are sorted by timing, dependencies, and broad budget guidance so you can see what belongs next.
Each provider visit, repair, decision, and completed project adds context for the next conversation.
Your Home Plan includes a 3D Matterport scan you can move through room by room. Keep the whole property in view, make provider conversations easier, and give every future decision a shared starting point.
Revisit the layout, room relationships, and visible details without relying on a loose collection of photos.
Pull up the same view when you’re discussing a repair, planning an improvement, or helping a specialist understand the space.
The scan becomes part of the property record, giving future decisions a useful reference for how the home looked when the plan began.
Home Management keeps your priorities and records current, then handles the provider follow-up you would rather not manage.

A written plan, a 3D Matterport scan, and a digital property record covering the whole home: immediate priorities, a 12-month action plan, a three-to-five-year roadmap, upcoming maintenance and services, project sequencing, system and appliance records, manuals, warranties, provider information, expected service-life ranges, and broad budget guidance. You can open the portal any time to see what’s coming up and what has already happened.
No. An inspection reports visible condition within an inspection scope on one day. It doesn’t tell you what to do about any of it. The Home Plan can use an existing inspection report, specialist findings, service records, warranties, and what you have noticed as inputs, then connects them to your goals, your budget, how long you plan to stay, and the order the work should happen in. It’s not an engineering evaluation, a code-compliance review, an appraisal, or a technical diagnosis, and it’s not designed to find hidden defects.
We walk the property with you and talk about how you use the home, what has been bothering you, what you want to improve, and how long you expect to stay. We review whatever records you already have, but you don’t need to organize your paperwork before we arrive.
The Home Plan is $795 one time. It can be purchased on its own for $795 one time, or included at no additional charge when you sign an annual Home Management agreement. Annual Home Plan updates are $595.
No. The Home Plan is built to be useful on its own, and plenty of people use it to manage the work themselves. If you choose an annual Home Management agreement, the Home Plan is included at no additional charge. You can add Home Care later if the administration starts taking more time than you want to give it.
Perchford Testimonial
I didn’t need another project or another person to call. I needed someone to see the whole home, tell me what mattered now, and keep the right work moving. Now I spend less time chasing providers, have more confidence in each decision, and our home is easier to own.
