The Home Plan can use an existing inspection, specialist findings, service records, and what you have noticed as inputs, then connects them to your goals, timing, budget, and the rest of the property so you know what to do and in what order. It’s not an engineering evaluation, code-compliance review, appraisal, or technical diagnosis.
No. Outside providers perform maintenance, repairs, licensed trade work, and remodeling construction. We define the need, identify the right kind of provider, prepare a useful scope, organize the proposals and approvals, and keep the work connected to your plan.
Outside providers generally contract with you and invoice you directly. We don’t mark up their work or take a percentage of their labor or project value, so recommending that you spend more never pays us more.
Yes, and that’s usually a good starting point. Keep the relationships that work. Hand over the scheduling, context, records, and ordinary follow-up you no longer want to manage.
We follow up on it so you’re not the one chasing it. If a provider we manage goes quiet, we keep the item open, escalate through the channels we have, and bring you options if the relationship is no longer working. We can’t make anyone respond, but the loose end stops being yours to manage.
Yes. That’s one of the more useful things we do. We put proposals side by side, show where the scopes, assumptions, allowances, and exclusions actually differ, and prepare the questions worth asking before you approve anything. You should not need trade expertise to ask a good question about your own home.
No, and you should be skeptical of anyone who does. We don’t guarantee prices, and we can’t promise that every provider will behave well. What we can do is give you property-wide context, a clearer scope, comparable proposals, and organized follow-through, so you approve work from a more informed position.
No. We work with people who own and live in their homes. We don’t collect rent, manage tenants, or administer leases.
